洛杉矶市房产，在close escrow之前，卖家必须完成以下内容，才能close escrow:
水资源节约设备：所有洛杉矶市的住宅房产，必须安装节水装置，如低流量的淋浴喷头、水龙头和马桶，市政府才允许close escrow.
安全照明和锁具：你的房产有3个或3个以上的unit, 必须确保clsoe之前，配备符合规定的安全照明和锁具。如果你不是multi-unit, 只有单个或者2个，那就不需要安装。
地震自动关闭阀（SGSOV）：凡是洛杉矶市，住宅有燃气的，必须close escrow之前安装在地震时自动关闭的燃气阀门。
金属栏杆、格栅、卷帘等安全装置：如果在卧室的紧急逃生窗上安装了这些装置，必须配备快速释放机制，确保从内部无需钥匙即可打开。如果你家本身就没有这些金属栏杆，格栅，卷帘门的话，那你不用特意去安装。
烟雾和一氧化碳探测器：close escrow之前，房子内安装符合安全标准的烟雾和一氧化碳探测器。
滑动玻璃门的防撞玻璃或安全膜：如果你家有滑动玻璃门（不包括衣柜门、浴室门或法式木门），你必须安装防撞玻璃或经批准的安全膜， 政府规定你才能close escrow。
哪些不需要安装？
安全照明和锁具：如果您的住宅房产不是多单元公寓楼（例如，有 3 个或更多单位的建筑），则安全照明和锁具的条例可能不适用。您可以选择“不适用”选项。
地震自动关闭阀（SGSOV）：如果您的住宅房产没有燃气管道，您不需要安装地震自动关闭阀。可以选择“不适用”选项。
金属栏杆、格栅、卷帘等安全装置：如果您的卧室的紧急逃生窗上没有安装金属栏杆、格栅或卷帘，则不需要安装。您可以选择“未安装”选项。
滑动玻璃门的防撞玻璃或安全膜：如果您的住宅房产没有滑动玻璃门（例如，只使用衣柜门、浴室门或法式木门），则此条例不适用，您可以选择“防撞玻璃条例不适用”选项, 不需要安装。
Must-Do Requirements Before Closing Escrow in Los Angeles:
Water Conservation Devices: To close, you must Install water-saving devices such as low-flow showerheads, faucets, and toilets.
Security Lighting and Locks: Ensure the property has compliant security lighting and locks (required for properties with 3 or more units).
Seismic Gas Shut-Off Valve (SGSOV): You must Install an automatic gas shut-off valve that activates in case of an earthquake (if the property has gas lines). You don’t have to if no gas lines.
Metal Bars, Grills, Grates, Roll-Down Shutters: If metal bars, grills, or similar security devices are installed over emergency escape windows in sleeping rooms, they must have a quick-release mechanism operable from inside without a key. If you dont have “Metal Bars, Grills, Grates, Roll-Down Shutters” then, you don’t have to install.
Smoke and Carbon Monoxide Detectors: You must Install compliant smoke and carbon monoxide detectors throughout the property prior to close of escrow.
Impact Glazing or Approved Film for Sliding Glass Doors: If you have sliding glass doors (excluding wardrobe doors, bathroom shower doors, and French wooden doors), you must install impact-resistant glass or approved safety film. If you don’t have sliding glass doors, then you don’t have to install.
Don’t Have to Install If the Following Conditions Apply:
Security Lighting and Locks: Not required if your property is a multi-unit building with three or more units.
Seismic Gas Shut-Off Valve (SGSOV): Not required if your property does not have gas lines.
Metal Bars, Grills, Grates, Roll-Down Shutters: Not required if there are no metal bars, grills, grates, or similar devices installed over emergency escape windows in sleeping rooms.
Impact Glazing or Approved Film for Sliding Glass Doors: Not required if your property does not have sliding glass doors (only has wardrobe doors, bathroom shower doors, or French wooden doors).
